Partin Place Villas is a community of two- and three-bedroom independent living homes designed for adults 55 and better. It is not a wing of a building. It is a street of true homes — gabled, light-filled, and set among palms — offered for lease beginning May 2027.
Homes are single-story. Some units will be handicap accessible — not every villa. Huff Lease can answer questions about availability, floor plans, and next steps.
Partin Place Villas is independent living for adults 55 and better, on Partin Drive North in Niceville. The address on the property record is Partin Dr. N, Niceville, FL 32578. These are not apartments stacked in a wing. They are single-story homes offered for lease beginning May 2027. Two plans are on file. The Palm is three bedrooms and two bathrooms, with the extra bedroom and a smaller dining room and screened back porch. The Myrtle is two bedrooms and two bathrooms, with the larger dining room and the bigger screened back porch. Homes have a garage, a kitchen, and a porch. Some units will be handicap accessible. Not every villa is. Say so when you register if you need one.
The community center is part of the plan: a room that is not your living room, for coffee, events, and neighbors. Yard work on the villas is included. We mow, trim, and keep the beds and the street in front of the home. We also change AC filters, clear drain lines, and keep the air running. Maintenance on the home is a call to us. There is no unit-by-unit inventory page yet, because the homes are not in the current lease inventory. Interest is registered on this page. Yes. Each tenant may have up to two pets, each up to 45 pounds. Pets must be registered with Huff Lease, with current documentation on file. There is a pet fee of $250 per pet.
No. Partin Place Villas is a street of true homes for independent living. It shares the Partin Place name and neighborhood, but it is not a wing of the senior living or memory care campus.
Yes. Partin Place Villas will have a community center. Independent living still needs a shared room — a place to meet, host, and stay in each other's lives without giving up a home of your own. That is how a street of true homes becomes a neighborhood.
Huff Lease and our team maintain the villas. Landscaping is included. We handle filter changes, drain line cleanouts, and AC upkeep. Any maintenance the home needs is one call to us — we come out and fix it.
